From 1 July 2026, TSC basic salaries run from KSh 26,225 a month for a Primary Teacher II (B5, point 1) to KSh 164,977 for a Chief Principal (D5, top point). These are the Phase 2 figures of the 2025-2029 CBA, taken from TSC Circular No. 12/2026 dated 16 July 2026. They apply until 30 June 2027. The net column shows what basic pay alone leaves after PAYE, NSSF, SHIF and the Housing Levy.

Every salary point, old and new

Each grade has several salary points. The circular says annual increments continue under the Code of Regulations for Teachers (2015), and that teachers keep their current incremental dates. The table shows the Phase 1 figure (from 1 July 2025) next to the Phase 2 figure (from 1 July 2026) for the same point, so you can see your own rise.

Allowances on top of basic pay

The circular says all allowances continue to be paid where they apply, at the rates in its appendices. House allowance depends on the cluster you are posted to:

  • Cluster 1: Nairobi City
  • Cluster 2: Mombasa, Kisumu and Nakuru cities, and Nyeri, Eldoret, Thika, Kisii, Malindi, Kakamega and Kitale municipalities
  • Cluster 3: Minor municipalities and all other areas
KSh per month, except annual leave allowance, which is paid once a year. Appendices B and C of TSC Circular No. 12/2026. Each allowance is paid only where it applies to your posting.

The disability guide allowance is KSh 20,000 a month at every grade, for teachers who qualify for it. Baggage allowance is set per kilometre in Appendix A.

Reading it against your payslip

Find your grade and point on your T-Pay payslip and compare the basic salary line with the 1 July 2026 column above. If it does not match, ask your TSC county office which point you were converted to. Our guide to the TSC payslip walks through each line, and check-off loans covers the deductions that come after the statutory ones.

For the order the statutory deductions come off, see SHIF, NSSF, Housing Levy and PAYE in order.

Frequently asked questions

How much does a C2 teacher earn in 2026?

From 1 July 2026 a C2 teacher (T-Scale 7) earns a basic salary of KSh 41,100 at point 1, rising to KSh 50,287 at point 6. On basic pay alone that is about KSh 33,438 to KSh 39,210 after PAYE, NSSF, SHIF and the Housing Levy. House and commuter allowances come on top.

How much does a C3 teacher earn?

C3 (T-Scale 8) runs from KSh 48,754 to KSh 62,659 basic a month from 1 July 2026, or roughly KSh 38,247 to KSh 46,982 take-home on basic pay alone.

What is the starting salary for a newly employed teacher?

It depends on the grade you are hired into. Primary Teacher II (B5) starts at KSh 26,225 basic. Secondary Teacher III, Lecturer III and Primary Teacher I (C1) start at KSh 32,423. Secondary Teacher II (C2) starts at KSh 41,100. Intern teachers are not covered by this circular.

When did the Phase 2 salaries start?

TSC says Phase 2 took effect on 1 July 2026 and runs to 30 June 2027. Teachers keep their incremental dates. Where the increment fell on 1 July 2026, the teacher got the annual increment on the old scale first, then moved to the new point from the same date.

Why is my take-home lower than the net pay in this table?

The net figures here use basic salary only, with no allowances, loans, SACCO deductions, union dues or insurance. Allowances raise your gross, which raises PAYE, SHIF and the Housing Levy too. Check-off loans and SACCO deductions then come out of what is left.
