The single most important concept: flat vs reducing balance

This is where every honest comparison starts. Two products can both be "1 percent per month" and cost you very different amounts of interest.

  • Flat rate. The interest is calculated on the original loan amount and stays the same every month, even as you pay down the principal. Most Kenyan SACCOs quote flat. So do many logbook lenders and asset-finance products.
  • Reducing balance. The interest is calculated on the outstanding balance, which falls each month as you repay. Commercial banks in Kenya quote reducing balance for almost all products.

The rule of thumb: a flat rate of X percent per year is roughly equivalent to a reducing-balance APR of 1.8x to 2x that number on a typical Kenyan loan term. So SACCO flat 12 percent per year is roughly 22 to 24 percent APR-equivalent reducing balance.

Worked example: KES 50,000 for 12 months

OptionHeadline rateAPR-equivalentTotal interestMonthly instalment
SACCO development loan1% per month flat (12% per year flat)~22% reducing~KES 6,000~KES 4,667
Bank checkoff personal loan14% per year reducing~14% reducing~KES 3,900~KES 4,491
Bank unsecured (higher-tier)18% per year reducing~18% reducing~KES 5,050~KES 4,588
M-Shwari 30-day (rolled 12x)7.5% for 30 days~90% reducing (rollover)Very high; not designed for 12 monthsNot applicable
Fuliza (daily overdraft)Access fee + daily fee100%+ effectiveVery high; only for hours-to-daysNot applicable
Tala / Branch typical15-30% for 30-60 days100-200% annualisedNot for 12-month useNot applicable

When the SACCO wins

  • Long terms. Beyond 24 months, SACCO development loans (up to 6 years) and mortgages (up to 15 years) become highly competitive versus bank alternatives.
  • Multiplier. A SACCO will lend 3x to 5x your savings. Banks will not, unless you have collateral.
  • Ownership return. Even while you pay interest on a SACCO loan, you continue earning dividends on your share capital and interest on deposits. This partially offsets the cost.
  • No CRB drama. SACCOs generally check CRB but are more relationship-driven than app or bank lenders. A missed payment is more easily resolved with your credit committee than with an app.

When the bank wins

  • Short and medium term (6 to 24 months). A checkoff personal loan at 14 to 16 percent reducing balance beats a SACCO flat rate every time on this horizon.
  • Speed. Digital bank loans (KCB M-PESA, Equitel, NCBA Loop) can be disbursed in minutes.
  • No guarantor drag. Personal bank loans do not require you to line up two other people who commit their savings.
  • No savings tie-up. Bank loans do not require you to have savings already sitting with them.

When (and only when) the mobile app wins

  • Genuine 7 to 30 day emergency where the alternative is a defaulted bill or the M-PESA overdraft (Fuliza), which is typically worse.
  • Where you have no SACCO membership, no bank relationship deep enough to get a personal loan, and you need cash today.

Even then, price out both the app and a Hustler Fund loan (via *254#) before you commit. Hustler Fund pricing is materially cheaper than commercial mobile apps.

Fast decision tree

  1. Need under KES 20,000 for under 30 days? Try Hustler Fund first, then M-Shwari, then Tala/Branch.
  2. Need KES 50,000 to KES 500,000 for 12 to 24 months and you have a payslip? Bank checkoff personal loan.
  3. Need KES 500,000 to KES 5,000,000 and you have SACCO savings? SACCO development loan.
  4. Need to buy an asset (car, machinery)? Compare bank asset finance and SACCO asset finance side by side.
  5. Need long-term (5 to 15 years, plot or house)? SACCO mortgage or bank mortgage, both quoted reducing balance for this segment.
