Kingdom Sacco loans (Kenya 2026): rates, multiplier and security

Kingdom Sacco lends at 12 percent a year on a reducing balance, 3 to 10 times your savings after three months, secured by savings, a title deed, a logbook or guarantors. Corrected 7 October 2026 from the SACCO's own published figures.

How Kingdom Sacco loans work

You save regularly into your BOSA account, the non-withdrawable savings account that builds your borrowing power. After three months you qualify to borrow 3, 4, 5 and up to 10 times those savings, depending on which product you apply for. Loans are disbursed directly to your account.

The rate is 12 percent per annum on a reducing balance. That phrase does real work. On a reducing balance, interest is charged each period on the amount you still owe, so it falls as the principal falls. Most Kenyan SACCOs instead quote a flat rate, where interest is charged on the original amount for the whole term no matter how much you have repaid. A flat 12 percent and a reducing-balance 12 percent are not the same price: the flat version costs roughly twice as much over a one-year term. Kingdom Sacco's is the reducing-balance kind, which also means it is directly comparable to a bank rate without any conversion.

Kingdom Sacco is a SASRA-licensed deposit-taking SACCO, founded in 1999 by Life Reformation Church and headquartered at Empower House, Githurai 45, Thika Road. SASRA's 2025 annual report puts its total assets at KSh 2.44bn, up from KSh 2.16bn, which places it 79th of the 179 deposit-taking SACCOs in Kenya. See the full ranking of all 179.

The Kingdom Sacco loan products

These are the product lines Kingdom Sacco publishes on its own site. Terms and limits within each are set by the credit committee, so confirm the specifics for the product you want.

  • Development loans. The main long-term product, used for land purchase, construction and real-estate investment. Members also get access to land and property through the SACCO's Mensa Investments arm at member prices.
  • Education and emergency. School fees and related school costs, plus emergency credit. Not restricted to a termly window.
  • Mobi-Loans. Applied for and disbursed instantly in the Kingdom Sacco app, on Google Play and the App Store. This is the fast route for emergencies.
  • Business and asset finance. Working capital and asset purchase.
  • Group lending. For churches, schools and self-help groups registered as institutional members.
  • Insurance premium financing. Spreading an insurance premium over instalments.
  • Housing, through KMRC. 9.5 percent per annum, funded through the Kenya Mortgage Refinance Company, which is a government-backed wholesale lender. This is well below commercial mortgage pricing and is the cheapest money on Kingdom Sacco's menu.

Security: four ways to back a loan

Guarantors are one option among several, not a universal requirement. Kingdom Sacco accepts:

  • Your own savings. Borrowing within your savings means you can self-guarantee, and where the product allows it this can be done in the app at the point of application.
  • A title deed. Provided the value covers the loan applied for.
  • A logbook. Same condition.
  • Guarantors. Fellow members pledging their savings against your loan. If you default, the SACCO can attach a guarantor's savings up to the outstanding balance, and a member cannot guarantee more than their own savings can cover.

Kingdom Sacco's guarantorship model is also group based: up to 30 members can form a group and guarantee one another's loans, which spreads the exposure rather than resting it on two or three people. The SACCO confirmed this to paybillke on 7 October 2026. Ask member services how it applies to the specific product you are applying for.

How to apply

  1. Confirm you have served the qualifying period. It is three months as an individual member. For a group, such as a church or self-help group, Kingdom Sacco told us it is six months.
  2. Confirm your loanable amount: savings multiplied by the product multiplier, less any outstanding loans.
  3. Decide your security: savings, title deed, logbook or guarantors. If you are borrowing within your savings, self-guarantee is the quickest route.
  4. Apply. Mobi-Loans go through the app and are instant. For other products, turnaround is tied to the security you are providing, because the SACCO has to verify it. A loan backed by your own savings moves faster than one backed by a title deed that needs valuation.
  5. Funds are disbursed to your FOSA account. From there you can withdraw or move money by M-PESA, PesaLink, cheque book or ATM.
  6. Repay by standing order, payroll check-off where your employer participates, or by theM-PESA paybill published on Kingdom Sacco's own FAQ, using your 12-digit Kingdom Sacco account number.

You do not need a payslip. Kingdom Sacco states plainly that it lends to self-employed members and business owners, qualifying them on savings history or on a title deed or logbook. For people outside formal employment that is the single most useful fact on this page.

Watch-outs

  • No prepayment penalty, and prepaying genuinely helps. Because interest is charged on a reducing balance, paying down principal early cuts the interest you owe. This is the opposite of what a flat-rate SACCO loan does, and the opposite of what this page said before 7 October 2026.
  • Loan-to-savings ratio. Borrowing to the maximum multiple locks up your savings as security and costs you the compounding. The fact that you can borrow 10x does not mean you should.
  • Guarantor discipline. If you guarantee someone's loan, treat it as money you have borrowed. If they default, your savings pay it.
  • Insurance. Loan protection insurance is commonly deducted at disbursement across Kenyan SACCOs. Kingdom Sacco does not publish its schedule, so ask what is deducted before you sign.
  • Check the name on the M-PESA confirmation. It should read Kingdom Sacco. Kingdom Bank is a different institution with a different paybill, 529901, and the similar name is an easy mistake to make in a hurry. We have not keyed Kingdom Sacco's paybill ourselves yet, so take the number from the SACCO and read the confirmation name before you confirm.
