Absa home loans and mortgages

By Arnold Ochieng · Absa Bank Kenya hub · paybillke is an independent guide and is not affiliated with Absa Bank Kenya.

Absa lends for buying, building and refinancing, and runs a home loan calculator and a Find a Home service on its own home loan page. A mortgage needs a deposit, proof of income, and the property itself as security.

The costs that are not the deposit

Most people budget the deposit and are then ambushed by the rest. Before you commit, price all of these:

  • Stamp duty, the big one. Our stamp duty calculator gives the figure for your county and value.
  • Legal fees, for both your advocate and the bank's.
  • Valuation fees, paid to the bank's valuer.
  • Arrangement or facility fee to Absa.
  • Mortgage protection insurance, and fire and perils cover on the property, usually both compulsory and usually annual.
  • Land search and registration costs.

Together these routinely add several percent of the purchase price, payable in cash, on top of the deposit. Our property transfer guide walks the sequence.

Fixed or variable matters more than the opening rate

Ask whether the rate is fixed or floats with Absa's base rate, and if it floats, what it is pegged to and how often it can move. On a twenty-year loan, a rate that moves two points is a far bigger number than the difference between two lenders' opening quotes. Ask to see the repayment at a rate two or three points above the one you are being offered, and check you could still service it.

What to bring

  1. Your National ID or passport, and KRA PIN.
  2. Proof of income: payslips, bank statements, and for the self-employed, audited accounts.
  3. The property details: sale agreement, title, and the seller's particulars.
  4. For a build rather than a purchase, approved plans and a costed bill of quantities.

Where to get the actual numbers

The current interest rate, deposit percentage, maximum term and fees are on Absa's rates and fees page, and the repayment estimate comes from the calculator on Absa's home loan page. We do not republish mortgage figures here, because a stale mortgage rate is the single most expensive thing a site like this could get wrong. Our mortgage calculator lets you model whatever rate Absa actually quotes you.

The security is your home

It sounds obvious written down, and it is still worth writing down. The property secures the loan. Sustained default can end in the bank selling it to recover what it is owed, and you remain liable for any shortfall if the sale does not cover the debt. Take the mortgage protection cover seriously rather than treating it as another fee, because that is the thing standing between your family and that outcome if something happens to you.
